I evaluate the roof coverings, drainage systems, flashing, skylights, chimneys, and other roof penetrations to identify leaks, wear, or damage.

HVAC

I inspect heating and cooling equipment, ducts, vents, and flues to ensure efficiency, functionality, and safety.

Plumbing

I assess fixtures, faucets, water supply lines, drains, waste and vent systems, water heaters, vents, flues, chimneys, and sump pumps or fuel storage systems for proper function and potential leaks.

Electrical Systems

I inspect the service entrance, electrical panels, branch circuits, fixtures, and smoke/carbon monoxide detectors to ensure safe operation. Outlets are checked for ARC Fault and GFCI protection where required.

Appliances

I check major built-in appliances, including dishwashers, garbage disposals, range hoods, ovens, cooktops, microwaves, trash compactors, bathroom exhaust fans, and garage door openers, for proper operation.

Doors, Windows & Interior

We will check doors and windows for proper sealing, drafts, signs of water damage, and operation. We will also assess the overall condition of interior spaces to ensure everything is functioning as it should.

Foundations, Basements & Crawl Spaces

I inspect foundations, crawl spaces, and basements for cracks, water intrusion, poor support, and structural movement that could lead to costly repairs.

Attic, Ventilation & Insulation

I examine attic spaces for proper ventilation, insulation, and signs of moisture to help maintain energy efficiency and prevent hidden damage.
