Most home inspections start at $371, with the final price based on the home’s size, foundation type, and any extras like a septic or WDI (termite) inspection.
I only take one inspection per day and include a free thermal imaging scan, so every client gets focused, thorough service that goes beyond TREC’s minimum standards.
SHOULD I ATTEND THE INSPECTION?
You’re welcome to be there the whole time, but it’s not necessary — and honestly, most clients find it more useful to just join for the last hour. That’s when I walk you through the big stuff — like costly issues with the roof, HVAC, or foundation, and any serious safety concerns.
If you can’t attend, don’t worry — I deliver clean, modern web-based reports with HD photos, videos, and clear explanations you can view on any device. You’ll get the clarity you need, whether you’re onsite or halfway across the country.
What is a home inspection?

I inspect all major systems in the home according to the TREC Standards of Practice — the legal minimum in Texas — but I intentionally go beyond that. I walk accessible roofs (when safe), enter crawlspaces, use thermal imaging, and explain not just what’s wrong, but why it matters.
